Expansion Facilities Planned at Texas Intermodal Park

Ridge Development, the industrial development arm of Transwestern Development Company, plans to construct a two-building industrial distribution complex on 47 acres at the intermodal Railhead Industrial Park, north of Fort Worth, Texas.
Expected to break ground within the next two months, the first structure is a “speculative” building totaling 299,000 square feet estimated to be completed by the end of the year. The structure will offer flexibility for single- or multi-tenant usage with warehouse and distribution space from 75,000 square feet to 299,000 square feet. The second structure is being marketed as a build-to-suit opportunity with a potential 343,000 square feet of available space.

“The low vacancy levels in buildings under 300,000 square feet, coupled with the limited availability of rail-served product in Dallas-Fort Worth, are leading drivers for Ridge to commence its speculative development,” says Rob Dye, vice president of Chicago-headquartered Ridge Development. “Provided the flurry of big-box development over the last few years, we see opportunity in smaller, infill product and have focused attention to these types of developments.”

RAILHEAD IS HOME TO 18 MAJOR DISTRIBUTION FACILITIES

Created in 1995, the Railhead Industrial Park is served by the BNSF Railway and has additional capacity for secondary service from the Union Pacific Railroad. The Park covers more than 633 acres with more than 11 million square feet of industrial, office and warehouse space available for development adjacent to Northeast Loop 820.

Designed primarily for use as a distribution/warehouse complex, Railhead is currently home to 18 distribution and warehouse facilities maintained by 18 global tenants including Del Monte Foods, Pepsi, Frito-Lay, Conagra, the Potlatch Corp., International Paper, Saddle Creek Logistics, Mattel, Mission Foods and Americold Logistics.

Railhead lies within one of Texas’ three designated Enterprise Zones, affording tenants the possibility of additional sales tax abatements and Triple Freeport tax exemption, and serves as a sub-zone of Dallas/Ft. Worth International Airport’s Foreign Trade Zone No. 39.
